Gemeinsame
Commonhold ist ein System der Eigentumsverhältnisse in England und Wales. Es handelt sich um die unbestimmte Eigentumsrechte eines Teils eines Mehrbelegungsgebäudes mit gemeinsamer Beteiligung und Verantwortung für gemeinsame Bereiche und Dienstleistungen. Es hat Merkmale des Schichttitels und der Kondominiumsysteme, die in Australien bzw. den USA existieren. Es wurde durch das Commonhold- und Pachtreformgesetz 2002 als Alternative zum Pachtvertrag eingeführt und war die erste neue Art von Staatsanleihe, die seit 1925 in englischem Recht eingeführt wurde. Ein wichtiger Unterschied zwischen Gemeinsamkeit und Pacht ist, dass Gemeinsamkeiten nicht abschrecken Wert in der gleichen Weise, dass Pachtpausen zum Ende ihrer Mietverträge führen. In den Jahren seit der Gesetzesvorlage von 2002 wurde nur eine Handvoll Gemeinsamkeiten registriert, während im selben Zeitraum Hunderttausende von langen Leasingverhältnissen gewährt wurden. Am 3. Juni 2009 gab es 12 Gemeinsame Wohngebäude mit 97 Einheiten in England und einer gemeinsamen Wohnsiedlung mit 30 Einheiten in Wales.
