Escheat / ɨstʃiːt / est une doctrine de common law qui transfère la propriété d'une personne décédée sans héritiers à la couronne ou à l'État. Cela permet de s'assurer que la propriété n'est pas laissée dans les "limbes" sans propriété reconnue. Il s'appliquait à l'origine à un certain nombre de situations où un intérêt légal sur les terres a été détruit par l'application de la loi, de sorte que la propriété de la terre est revenue au seigneur féodal immédiatement supérieur.

Escheat /ɨsˈtʃiːt/ is a common law doctrine which transfers the property of a person who dies without heirs to the crown or state. It serves to ensure that property is not left in "limbo" without recognized ownership. It originally applied to a number of situations where a legal interest in land was destroyed by operation of law, so that the ownership of the land reverted to the immediately superior feudal lord.
