Împuternicirea este un proces juridic specific în care un creditor încearcă să recupereze soldul unui împrumut de la un împrumutat care a încetat să mai plătească creditorului forțând vânzarea activului utilizat ca garanție pentru împrumut. În mod oficial, un creditor ipotecar sau un alt deținător de mită obține o reziliere a dreptului echitabil al unui debitor ipotecar de răscumpărare, fie prin ordin judecătoresc, fie prin executarea legii. De obicei, un împrumut obține un interes de securitate de la un împrumutat care ipotecă sau promite un bun ca o casă pentru a asigura împrumutul. În cazul în care împrumutatul este implicit și creditorul încearcă să refacă proprietatea, instanțele de capital pot acorda împrumutatului dreptul echitabil de răscumpărare dacă împrumutatul rambursează datoria. În timp ce acest drept echitabil există, este un nor pe titlu și creditorul nu poate fi sigur că poate reuși să refacă proprietatea. Prin urmare, prin procesul de blocare, creditorul încearcă să înlăture dreptul echitabil de răscumpărare și să ia atât titlu legal cât și echitabil la proprietate, cu o taxă simplă.
