Préstamo hipotecario

Mortgage loan

Un préstamo hipotecario, también conocido como una hipoteca, es utilizado por los compradores de bienes raíces para recaudar dinero para comprar la propiedad que se compra o por los propietarios de bienes existentes para recaudar fondos para cualquier propósito. El préstamo está "asegurado" en la propiedad del prestatario. Esto significa que se establece un mecanismo legal que permite al prestamista tomar posesión y vender la propiedad asegurada para pagar el préstamo en el caso de que el prestatario incumpla el préstamo o de otro modo no cumpla con sus términos. The word mortgage is derived from a "law French" term used by English lawyers in the middle ages meaning "death pledge", and refers to the pledge ending when either the obligation is fulfilled or the property is taken through foreclosure. Mortgage borrowers can be individuals mortgaging their home or they can be businesses mortgaging commercial property. The lender will typically be a financial institution, such as a bank, credit union or building society, depending on the country concerned, and the loan arrangements can be made either directly or indirectly through intermediaries.
