Escheat / ɨstʃiːt / este o doctrină comună care transferă proprietatea unei persoane care moare fără moștenitori în coroană sau stat. Acesta servește pentru a se asigura că proprietatea nu este lăsată în "limbo" fără proprietate recunoscută. Acesta a fost aplicat inițial pentru o serie de situații în care un interes legal în teren a fost distrus prin aplicarea legii, astfel încât proprietatea asupra terenului sa reîntors la domnul feudal imediat superior.
